Terms and Conditions

These Terms govern use of property.bethel.ng, operated by Bethel Real Estate Solutions Ltd (“Bethel”, “we”, “us”) as a property marketplace and estate agency. Read them alongside our Privacy Policy and any package or agency terms supplied for a specific service. For enquiries, contact support@bethel.ng.

1. Use of the website

Use the site lawfully and provide accurate information. You must be at least 18 to open an account or purchase services and have authority to act for any business or property owner you represent. If you do not accept these Terms, do not register, submit listings or purchase website services.

2. Marketplace and agency roles

The site allows owners, agents, agencies and other authorised advertisers to publish properties and connect with prospective customers. Bethel may also act as an estate agent where specifically engaged. A listing or enquiry alone does not appoint Bethel as your agent or create a property sale, lease or tenancy.

Any agency appointment, commission, property transaction or other professional service requires its applicable agreement. Third-party advertisers are responsible for their own representations. Unless expressly confirmed for a particular service, publication does not mean Bethel has verified title, authority, condition, availability, measurements or pricing.

3. Accounts and security

Keep account and contact details current, protect your password and report suspected unauthorised access. Do not impersonate others or share access in a way that compromises security. Account features may depend on role, verification, package eligibility and applicable service conditions.

4. Listing responsibilities

Advertise only property you own or are authorised to market. Descriptions, prices, locations, features and media must be accurate, lawful and not misleading. Keep availability current and correct or remove outdated listings. Obtain permission for photographs, documents and personal details you upload.

Do not publish fraudulent or discriminatory advertisements, unlawful offers, confidential access information, malware, spam or material that infringes another person’s rights. Do not claim guarantees, approvals or legal status you cannot substantiate.

5. AI-assisted listing content

Generate AI description and Populate listing data are optional assistance tools. They may produce errors or omit relevant facts. You remain responsible for checking descriptions, locations, prices, units and every other suggested field before saving or publishing. AI output is not a valuation, title check, legal opinion or guarantee. Relevant information is sent to OpenAI when you request these features, as explained in the Privacy Policy.

6. Listing and promotion fees

Online payments on this website relate to listing or promotion services, not purchase prices, rent, deposits or other property transaction payments. Review the package description, displayed price, duration, included features and any renewal conditions before paying. Any additional agency commission must be separately disclosed and agreed.

A paid listing or promotion does not guarantee enquiries, search placement beyond the feature purchased, or a completed transaction. Payment processing is subject to the checkout provider’s applicable terms. Contact support@bethel.ng with the transaction reference for billing errors, cancellations or refund requests. Eligibility depends on applicable law, the terms disclosed before purchase, service delivery and the circumstances; these Terms do not create a blanket no-refund rule or remove statutory rights.

7. Property enquiries and due diligence

Check advertiser identity, authority, property condition, title, permitted use, costs and contract terms independently. Arrange appropriate inspections and professional advice before committing. Do not treat website content or a message as proof of ownership or permission to collect money. Confirm payment instructions through trusted channels and report suspected fraud to Bethel and, where appropriate, the relevant authorities.

8. Content and website rights

You retain rights you hold in submitted material. By submitting it, you grant Bethel permission to host, reproduce, format and display it as reasonably needed to provide and promote the listing and associated services. This permission does not transfer ownership and is subject to privacy rights and applicable law. Removal from the site cannot guarantee removal of copies already made by third parties, search engines or lawful backup systems.

Bethel’s branding, website design and original content may not be copied or used to imply endorsement without permission. Do not bypass access controls, interfere with service operation, harvest personal information or use automated access in a harmful or unauthorised manner.

9. Moderation and availability

We may review, reject, correct, unpublish or restrict content and accounts where reasonably necessary to address inaccurate information, suspected fraud, rights complaints, legal requirements or breaches of these Terms. Where appropriate and lawful, we will provide an explanation or opportunity to resolve the issue. Contact support if you believe a decision is mistaken.

Features and availability may change or be interrupted for maintenance, security or technical reasons. We do not promise uninterrupted operation. Changes affecting a purchased service remain subject to its agreed terms and applicable consumer rights.

10. Responsibility and liability

Use reasonable care when relying on listings and dealing with other users. Bethel does not guarantee third-party conduct or the accuracy of third-party content. Any exclusion or limitation of responsibility applies only to the extent permitted by law. Nothing in these Terms excludes liability that cannot lawfully be excluded, excuses fraud, or restricts mandatory consumer or data-protection rights. Bethel remains responsible for its own obligations under applicable law and any specific agreement.

11. Complaints and governing law

Send complaints to support@bethel.ng, including the relevant listing URL or transaction reference and the resolution sought. Avoid sending unnecessary identity or payment information. These Terms are governed by Nigerian law. Parties may seek resolution through discussion or another mutually agreed lawful process, without preventing access to competent courts, regulators or statutory remedies.

12. Changes to these Terms

We may update these Terms and show the updated date on this page. Material changes affecting ongoing services will be communicated where required by law. Changes do not retrospectively remove rights arising from an existing purchase or agreement.
